Parking lot sealcoating

Sealcoating puts a protective layer over your asphalt that blocks sun, water, oil and freeze-thaw damage, and brings back the deep black finish tenants and customers notice.

What's included

Every sealcoating job covers the prep and finishing work, not just the main step.

Surface prep

Debris blown off and edges cleaned so the sealer bonds to bare pavement.

Oil spot treatment

Stains primed first, so sealer doesn't peel where cars leak.

Crack filling first

Cracks sealed before coating, so water can't get under the new seal.

Even application

Sealer applied across the whole surface for consistent coverage and wear.

Lot closure

Sections barricaded so the sealer cures without tire marks.

Restriping after

Fresh lines go down on the fresh seal, so the lot reopens finished.

When your property needs it

  • The asphalt has faded from black to gray
  • Small cracks are starting to spread
  • Oil and gas stains are showing in parking stalls
  • The surface looks rough, with loose stones showing
  • It's been a few years since the last seal

Common questions

How often should a parking lot be sealcoated?

Most lots are resealed every two to three years, depending on traffic, sun exposure and how the surface is holding up. After we look at your lot we'll tell you whether it needs sealing now or can wait.

How long before cars can drive on it?

Sealer usually needs about a day to cure before vehicles can drive on it, and longer in cool or humid weather. You'll get a reopen time for your specific job.

Can sealcoating be done in winter?

Sealer needs warm, dry weather to cure, so sealcoating in Colorado is done in the warmer months. Winter is a good time to get your quote in and get on the schedule.

Do we have to close the whole lot?

Not always. Larger lots can often be sealed in sections so part of the lot stays open while the rest cures.
